Project Summary
The project consists of a four-unit multi-family building with its adjacent private parking. Within each unit’s 920sqft footprint are 2 bedrooms, 2 bathrooms, and an open living-dining space. The units at ground level have their own private patios while the units at the second level have their own private balconies. Large windows line the northern and southern bedrooms, providing ample daylight. Each bathroom features tall narrow windows screened by perforated steel panels, providing privacy and daylight simultaneously.
Project Narrative
Taking cues from its neighborhood, The Weston aims to bridge the gap between single-family homes and the overly dense multi-family residences. This fourplex reimagines urban living, addressing a pressing housing crisis in Las Vegas through a more humanitarian approach. Its landscape, access to fresh air, and its celebration of natural light in each of the four units encourages a healthier lifestyle for each and every tenant. The design exemplifies a progressive shift towards a community-oriented, nature-inclusive lifestyle that enhances the overall character of the neighborhood.
The Weston differentiates itself from similar developments through energy-conscious and high-quality construction. Multi-family developments are commonly known as low-quality construction, especially in Las Vegas. The client's mindset to develop a small building that can stand the test of time and add value to the local community, will hopefully inspire similar developments within older neighborhoods of Las Vegas. As an ever-growing city constantly expanding its limits, reinvestment into the older central parts of the Valley is becoming increasingly important.
Sustainable Design & Materials
All of the exterior walls of the project are composed of Insulated Concrete Form (ICF) blocks to maximize energy efficiency and privacy between units. Efforts have been done to minimize material waste by utilizing the standard ICF block sizes to dictate wall heights, window locations, and wall configurations. Fenestration has been limited to the northern and southern facades to minimize energy loss during the pertinent summer months and maintain cool ambient temperatures year-round. Facing East and West are 14” ICF walls aimed to protect the tenants from excessive solar heat gain in the morning and afternoon. Each window on the east and west facades is screened with a perforated metal screen so as to allow daylight, maximize privacy, and minimize solar heat gain. Large overhangs from the balconies and roofs aid in shading the south-facing windows. The rooms in each unit have been arranged linearly to allow the users to cross ventilate their homes as they see fit. The shed roofs covering the fourplex provide sufficient area to integrate photovoltaic panels and offset the tenants’ energy consumption. The exterior walls will be finished in white stucco in order to maximize the albedo effect and reflect as much solar heat as possible.
