Project Summary

Class B Office Space Tenant Improvement to re-imagine existing suite into a modern, flexible environment that addresses modern workstyles that are collaborative while compartmentalizing departments and maintaining functionality of the space. Employee comfort and satisfaction were critical design features and therefore all new ergonomical workstations including sit-to-stand desks and fully adjustable seating was incorporated into the project. Additionally white noise was incorporated to minimize disturbances and allow for speech privacy. Multiple meeting and focus rooms were incorporated to allow for various meeting and workspace. Demountable- full-height office partitions were specified in lieu of framed partitions because of flexibility to move walls and modifying interior partitioned spaces without having to demo permanent walls. This also allows existing lay-in ceiling to remain in place. Corporate branding was integrated into the space to reflect the recent re-branding and Company name change. The suite was outfitted with modern finishes including specialty ceilings, panels and custom color-changing light fixtures. Sustainable materials were specified including energy saving LED light fixtures and carpet made from recycled water bottles. As a design professionals office, the space was designed to be a “showroom” to showcase our creativity, products and latest trends.

Project Narrative

The project reimagined an existing 5,000 square foot Class B office suite into a modern, flexible environment that accommodates contemporary work styles while aligning with the company culture. Employee comfort, satisfaction, and well-being were key design features; thus, strategies such as office and workstation arrangements were carefully considered to ensure that every employee has access to natural daylight. New ergonomic workstations, including sit-to-stand desks and fully adjustable seating, were incorporated into the design. A white noise system was installed to minimize disturbances and enhance speech privacy. Multiple meeting and focus rooms were included to create versatile work environments suitable for various group sizes and individual meetings while promoting collaboration. Shared private offices were integrated to reduce the overall square footage demand for individual offices, facilitating one-on-one mentoring and coaching between senior principals and associate principals. Demountable full-height office partitions were selected instead of framed partitions for their flexibility, allowing for modifications to interior spaces without the need to demolish permanent walls. This choice also enabled the existing lay-in ceiling to remain intact. Corporate branding was woven throughout the space to reflect the recent rebranding and name change of the company. The suite features modern finishes, including specialty ceilings, panels, and custom color-changing light fixtures. Sustainable materials were chosen, such as energy-efficient LED light fixtures and eco-friendly carpeting made from recycled water bottles. Technology upgrades played a crucial role in ensuring connectivity, including the enhancement of IT infrastructure and servers to meet today’s technological demands. As an office designed for design professionals, the space acts as a "showroom" to showcase our creativity, products, and the latest trends.

Sustainable Design & Materials

Since sustainability is a core value of the company, sustainable design strategies were integrated throughout the project. The suite is part of an office complex that utilized exterior design techniques appealing to tenants. These techniques included large overhangs at the entrance storefront, recessed windows that provide shade from the intense desert sun, low-emissivity (low-e) tinted glass windows, and a thermally tested building envelope that exceeds the International Energy Conservation Code. The interior space benefits from natural daylight, reducing the need for artificial lighting. All workspaces are within 20 feet of a window, ensuring that every employee has direct visual access to natural light. Energy-efficient LED lighting, equipped with occupancy sensors, has been specified throughout the office and zoned according to window orientation—for example, north-facing windows are on a separate zone from south-facing ones. The carpeting selected for the space is made from 55% post-consumer plastic bottles. The acoustical ceiling tiles, both existing and replacement, are part of the manufacturer’s recycling program, diverting materials from landfills and reducing embodied carbon. Room partitions are demountable, allowing for changes without demolishing and disposing of materials, thus promoting reuse and minimizing waste. The renovation did not include any permanent walls. An integrated walk-off mat at the main entrance helps minimize the transfer of outdoor dirt into the building, maintaining healthy air quality, which is further supported by strategically placed air purifiers throughout the suite. Additionally, all finishes and materials, including adhesives, are free of volatile organic compounds (VOCs).
