Narrative is a 100,184 SF, four-story Class A office building with a three-story, 141,200 SF parking garage, located at the southwest corner of the 215 Beltway and Agilysys Way. Completed in December 2022, it offers state-of-the-art amenities including high-speed elevators, app-based access and amenity reservations, EV charging stations, private balconies, outdoor seating, fitness equipment, bike lockers, on-site showers, a fitness room, conference facilities, amenity lounge, quiet workrooms, private terrace, and a quarter-mile walking path.
Narrative redefines the Las Vegas office market through refined, sophisticated design and striking architecture. With unmatched Beltway visibility and prominent signage, it ensures tenants stand out. Inside, carefully curated interiors and community-focused amenities deliver an exceptional workplace experience, supporting modern business needs and celebrating distinctive workplace cultures.
Project Narrative
The Narrative Office Building represents a forward-thinking approach to commercial development, blending efficiency, quality, and architectural refinement. Its design introduces several innovative strategies that not only enhance constructability and performance but also establish a strong corporate identity along the I-215 corridor.
The project’s foundation lies in tilt-up concrete construction, chosen for its ability to accelerate the schedule and reduce costs without sacrificing aesthetics or performance. Rising in three-story panels, the system features well-proportioned punched openings that emphasize a smooth, monolithic character befitting a Class A office building. Above, the design shifts with an EIFS top floor, enabling larger areas of glazing that bring in abundant daylight and expansive views while blending seamlessly with the solid concrete base below.
In addition to the main building, the parking garage introduces a pioneering façade solution through the use of prefabricated engineered FRP pultrusion panels. This marks the first time the material has been applied in this manner, making it a groundbreaking element of the design. The system offers not only an economical installation but also a highly durable, corrosion-resistant, and low-maintenance exterior with a long service life. The garage is centrally located for convenience, with direct elevator access and a landscaped pedestrian walkway that provides a pleasant connection between parking and the office building.
Architecturally, the building top floor is wrapped in full-height glass walls, which flood the interiors with natural light and create strong visual connections to the city and surrounding mountains. Private and shared balconies extend the office spaces outward on all levels, offering flexible indoor-outdoor experiences. The north façade features a dramatic 13-foot glass wall capped by a bold canopy overhang, producing a distinctive architectural gesture visible from the freeway.
Materially, the design departs from conventional curtain wall systems by combining dark gray powder-coated mullions with clear anodized aluminum accents. This layered approach adds rhythm and visual depth, while ultra-clear glazing enhances transparency and strengthens the dialogue between the interior and exterior. Strategic placement of glass walls preserves 360-degree views on the upper level while shade canopies mitigate heat gain, balancing comfort with daylighting. By reducing reliance on artificial lighting, the building fosters a healthier workplace environment.
Equally important, the Narrative Office Building is conceived around sustainable design principles. Indoor air quality is elevated through low-VOC finishes, advanced HVAC bipolar ionization, and non-smoking policies. Energy efficiency is achieved with LED lighting, water-sensor fixtures, and ultra-clear low-E glass that reduces HVAC loads. Four EV charging stations, secure bicycle storage, and shower facilities encourage alternative commuting, while desert-adapted landscaping and drip irrigation conserve water outdoors. Recycling facilities and outdoor wellness areas further extend the building’s environmental stewardship and commitment to tenant wellbeing.

Sustainability is a core principle of the Narrative Office Building, guiding both its environmental responsibility and commitment to tenant wellbeing. The design integrates strategies that reduce resource use, enhance health, and create a durable, efficient workplace.
Tilt-up concrete provides high thermal mass for energy efficiency, durability, low maintenance, improved indoor air quality, reduced material waste, and end-of-life recyclability. FRP (Fiber-Reinforced Polymer) contributes as a lightweight, corrosion-resistant, and long-lasting material, minimizing resource use and replacement over time.
Indoor air quality is supported with low-VOC finishes and advanced HVAC bipolar ionization, while the non-smoking policy and full-height glazing maximize daylight and reduce reliance on artificial lighting. Sustainable mobility is encouraged through four EV charging stations and secure bicycle storage with tenant-only showers. Recycling facilities promote responsible waste management, and landscaped wellness and seating areas foster outdoor activity and connection with nature.
