Project Summary

The vacant lot, previously owned by the city, has been rezoned from single family to a mixed-use classification to assist the city bring life and energy back into their urban core. The project provides 3 residential units, 700 square feet each, a coffee house and bar/restaurant in a corner of downtown being remade with a newly extended casino and public ice-skating rink.

Project Narrative

Henderson was founded in an age of industry. Titanium plants served the war efforts in the 1950’s. Housing in the area embodied the characteristics of these working-class neighbors – hard and tough – from the surrounding manufacturing and mining. This representation of the city has stood for decades. Recent efforts led by the city aim to redevelop their downtown city center. As part of this redevelopment, our project celebrates the industrial ethos and aesthetic of Henderson’s history, while embracing the commercial, residential, and density needs of a modern urban core. Clark County continues to grow…population unnerved by the recession and pandemic now exceed the prerecession population. With this growth we continue to extend, pushing the outer limits of Las Vegas, Henderson and North Las Vegas. What was once, just a short time ago, barren Mojave Desert is now the altered suburb. In each direction, boundaries are being redrawn in the next new shiny object, as our inner historic cores are being left to fade. Working with the City of Henderson, the site was selected within a blighted area of downtown Henderson, one street west of Water Street.

Sustainable Design & Materials

Located in the Water Street district of downtown Henderson, the design references the utilitarian materials and industrial edge readily apparent in this urban center. Metal has a long history with Henderson, with titanium plants from the 1950’s such as Timet located just outside the downtown core. The design incorporates a standing seam metal panel system painted black to reflect the texture and shading of the black mountains. CMU has been used throughout the valley and is used in the material collage as a grounding material, physically connecting the project to the site. Plaster is incorporated as the accent to the project, visually drawing one to the project as if wrapped in neon. The metal panels are fabricated from recyclable material, while the cmu and plaster use fly ash within the concrete mix.
